1. Who We Are

DSCR Pulse is a product of DSCR Pulse LLC, a Wyoming limited liability company. DSCR Pulse is an online DSCR loan comparison tool for real estate investors. We are not a lender or financial advisor.

2. Information We Collect

We collect the following categories of information:

• Email Address: Provided when you unlock full lender comparison results.
• Name: Provided when you submit a contact request for lender pricing.
• Phone Number (optional): Provided at your discretion when requesting lender pricing for faster response.
• Deal Parameters: Property price, estimated rent, property location, property type, FICO score range, and loan structure details entered for analysis.
• Usage Data: Interaction data stored via localStorage on your device.

3. Information We Do Not Collect

DSCR Pulse does not collect consumer personally identifiable information. We do not collect Social Security numbers, credit reports, or consumer financial data. All data entered relates to hypothetical or prospective deal scenarios, not identified consumer applications.

4. How We Use Your Information

• To provide DSCR deal analysis and lender comparison results.
• To send occasional product updates if you have opted in.
• To improve our product and develop new features.

5. Data Storage

Email addresses and lead data are stored securely using Supabase with industry-standard encryption. Deal parameters and usage data are stored client-side using your browser's localStorage and remain on your device unless you explicitly submit an analysis.

6. Third-Party Sharing

Email gate and rate-drop alert data: We do not sell, rent, or share your email address or rate alert preferences with third parties. This data remains internal to DSCR Pulse.

Contact Request data: When you submit a Contact Request through our deal analyzer, your deal parameters (property details, loan structure, FICO range) and contact information (email, phone if provided) may be shared with a licensed mortgage professional in your state to provide rate quotes and lending services. This sharing occurs only when you explicitly submit a Contact Request and consent to be contacted. In Florida and Nebraska, Contact Requests are handled directly by DSCR Pulse LLC.

We do not sell data to data brokers or advertising networks.

7. Cookies & Tracking

DSCR Pulse uses essential cookies required for application functionality (authentication, session management). We also use analytics services to understand how our product is used and to improve performance.

Analytics data may include page views, feature interactions, funnel analysis, and performance metrics such as page load times. Your email address may be used as an internal identifier to associate usage across sessions. Analytics providers do not track you across other websites and we do not use advertising pixels or retargeting cookies.

8. Data Retention

Your email address is stored until you request deletion. Deal analysis data stored in localStorage can be cleared by you at any time through your browser settings. Upon receiving a deletion request, we will remove your data from our servers within 30 days.

9. Your Rights (CCPA)

We respect the privacy rights of all users. If you are a California resident, you have the right to:

• Request access to the personal information we hold about you.
• Request deletion of your personal information.
• Opt out of any future sale of personal information (we do not currently sell data).
• Not be discriminated against for exercising your privacy rights.

10. Email Communications (CAN-SPAM)

If you provide your email to unlock full comparison results, we may send occasional product updates. Every email includes an unsubscribe link. We honor unsubscribe requests within 10 business days. We will never sell your email address.

11. Security

We implement industry-standard security measures to protect your data, including encryption in transit (TLS) and at rest. However, no method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

12. Children's Privacy

DSCR Pulse is not directed at individuals under 18. We do not knowingly collect information from minors.

13. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of material changes by posting the updated policy on this page and updating the “Last updated” date. Continued use of DSCR Pulse after changes constitutes acceptance.
