How Rate Comparison Works

We aggregate publicly available rate sheets from DSCR lenders and apply deal-specific pricing adjustments based on your property details, loan structure, and borrower profile. When you run an analysis, our engine evaluates your deal against each lender's current pricing to show you estimates for comparison purposes only ranked from lowest to highest.

All rates displayed are estimates for comparison purposes only and are not commitments to lend. Actual rates, terms, and eligibility must be verified directly with the lender.

What We Are (and Are Not)

DSCR Pulse is a comparison and analysis tool — not a lender, broker, or financial advisor. We do not make lending decisions, approve applications, or guarantee any rates or terms.

Our goal is to save investors time by consolidating rate information that would otherwise require contacting multiple lenders individually.

How We Make Money

DSCR Pulse is currently free for investors. We connect interested investors with licensed mortgage professionals who can provide formal rate quotes and originate loans. We do not charge investors for using the comparison tool.

Your Data
